Design changes to waterfront tavern and addition of dental practice to marina development out for comment

The third set of plans for changing the design of a proposed marina-front tavern and changing commercial offices to a dental practice on a prime sliver of Albany real estate is up for public comment. Put forward by Acquavista Holdings, the two-tenant waterfront precinct is earmarked for 261/ Lot 5 Princess Drive on the empty plot between the Hilton Garden Inn Albany and the Boatshed Markets. The first section of the development on the water-facing side of the block is a 250-capacity “family-friendly” restaurant. The updated design is a long low-profile building with views across the marina. The tavern would operate seven days a week for breakfast, lunch and dinner, and offer takeaway according to the application. Compiled by H&H Architects, the tavern’s plans include a semi-covered alfresco area, a children’s playground, and a 60-bay carpark. Plans indicate the tavern would employ 42 full-time and casual staff. The second tenant is a dental practice, with seven consulting rooms, a waiting room, a laboratory, offices, and other dental facilities. The application sought to change the area previously listed in August 2023 from commercial offices to a medical facility. “We are also seeking change of use in the commercial component from offices to medical facility, allowing consulting rooms, waiting rooms and other rooms to accommodate medical practice use,” the application reads. “The staff number of this facility would be approximately 20 full-time and part-time professionals. “The facility will have patronage of approximately 80 customers a day which will create vibrancy for the precinct and expose them to other facilities and shops at the waterfront,” Acquavista Holdings put forward similar applications for public comment in November 2022 and August 2023.
